Why It Happens Here

Why Does the Fraser Valley Grow So Much Mold?

Because the wet season is long, the housing is old, and the two problems compound. From October through March, the coastal wet season parks over the valley. Months of rain and cool, saturated air mean every home is fighting condensation: warm indoor air hits cold windows, wall corners and attic sheathing, and the moisture that films out is all mold needs. Add in the region's huge stock of 1970s and 1980s houses, built tight-ish but ventilated poorly by modern standards, and you get the classic Fraser Valley pattern: mold along window frames and closet walls in winter, black staining on attic plywood, and musty crawlspaces that never quite dry out.

The most common single cause we find is embarrassingly simple: a bathroom fan that vents into the attic instead of through the roof. Every shower pumps warm, wet air onto cold sheathing, and by the time anyone looks up there, the underside of the roof is black. The fix is straightforward when it's caught early, and expensive when it isn't.

Mold or mould? Both spellings are correct in Canada and mean the same thing. Whichever way you spell it, the fix is identical: remove the growth, fix the moisture.

Frequently Asked Questions

How do I know if the black spots in my house are mold?

Black, green or grey spotting on drywall, window frames, bathroom ceilings or attic sheathing in a Fraser Valley home is very likely mold, especially if the area has ever been damp or smells musty. A professional inspection confirms it, finds the moisture source feeding it, and maps how far the growth extends behind surfaces you cannot see.

Is mold in my home dangerous?

Health Canada advises removing any indoor mold growth, whatever the species, because damp and mouldy conditions are linked to eye, nose and throat irritation, coughing, wheezing and worsening asthma symptoms. Reactions vary from person to person, and infants, seniors and people with allergies, asthma or weakened immune systems are typically more sensitive.

Can I remove mold myself?

Small surface patches under about one square metre on non-porous surfaces can usually be cleaned safely by a healthy adult using water, detergent and proper precautions. Larger areas, mold inside walls or attics, mold that keeps returning, or mold following a flood or sewer backup should be handled professionally with containment so spores are not spread through the house.

How much does mold removal cost in the Fraser Valley?

Typical regional pricing runs from a few hundred dollars for a small contained cleanup to several thousand for a full attic or crawlspace remediation. As a rough guide: small bathroom or window mold jobs often land between $500 and $1,500, attic remediations between $1,500 and $6,000, and crawlspaces between $2,000 and $8,000 depending on size and moisture repairs. You get a firm written quote before any work starts.

Why does mold keep coming back every winter?

Because the moisture source was never fixed. From roughly October to March, coastal BC air is cold and saturated, so warm indoor air condenses on cool surfaces like window frames, closet corners and poorly insulated walls. Wiping the mold off treats the symptom. Lasting fixes involve ventilation, insulation, heating patterns or drainage, and a good inspection tells you which one your house needs.

Do you handle both testing and removal?

Yes. We offer standalone inspections and air testing when you just need answers (for example during a real estate deal), and full remediation when growth needs to come out. If you hire us for testing only, the report is yours to take to any contractor you like.
