What Causes Flood Mold in Fraser Valley Homes?
This region knows water. The November 2021 atmospheric river that put Sumas Prairie under water was the extreme case, but the ordinary versions happen every winter: perimeter drains overwhelmed by weeks of rain, sump pump failures during power outages, saturated ground pushing water through foundation cracks, ice-burst pipes in cold snaps, and washing machine hoses and hot water tanks letting go on their own schedule. Whatever the source, the mold clock is the same: wet organic materials begin growing mold in roughly 24 to 48 hours, and every additional wet day expands the eventual remediation.
That creates two kinds of customer, and we serve both: people flooded this week who need drying done right the first time, and people who had water months or years ago, dried it "well enough," and now have a musty smell or spotting that will not go away.
What Should You Do in the First 48 Hours?
Stop the water, document everything, get soaked porous materials out, and start real drying. Anything wet longer than about two days should be assumed to be growing mold.
- Stop the water and kill power to affected areas if there is any chance water reached outlets or the panel.
- Document everything with photos and video before moving or discarding anything. Your insurer will want it, and so will we.
- Call your insurance broker early if the cause might be covered. Prompt action is often a coverage condition.
- Remove standing water and soaked contents. Porous items that soaked (carpet underlay, cardboard, particleboard furniture) go out now, not after they've fed growth for a week.
- Start aggressive drying, but understand its limits: household fans dry surfaces. Water inside wall cavities, under flooring and in insulation needs opening up and commercial equipment. This is the step where "we dried it ourselves" fails months later.
- Get moisture readings before closing anything. If a wall is resealed at 25 percent moisture content, mold growth inside it is close to guaranteed.
What If the Flood Was Months or Years Ago?
Post-flood mold hides in predictable places: inside the lower portion of wall cavities, under vinyl and laminate flooring, beneath bottom plates, behind baseboards, and in any insulation that got wet and stayed in place. The signs that a past flood is still with you include a musty smell that never left, baseboard or paint staining, spotting that appears along the old water line, and allergy symptoms concentrated in the affected level. An inspection with moisture mapping and optional air sampling tells you whether the drying worked or whether growth is active behind the finishes, before you spend anything on demolition.
How Does Post-Flood Remediation Work?
Six steps, and the drying is meter-based rather than calendar-based: framing and slab have to hit verified moisture targets before anything is closed up.
- Assessment and scope. Where the water went, what category it was, what is still wet, what is growing. Firm written quote follows.
- Containment. Affected areas sealed and put under negative air pressure so demolition does not spread spores through the house.
- Removal. Wet and colonized drywall, insulation, flooring and trim removed and disposed of; contaminated-water jobs additionally disinfected. Framing and concrete stay and get cleaned.
- Structural drying. Commercial dehumidifiers and air movers, with daily moisture readings until framing and slab hit safe targets. Not calendar-based, meter-based.
- Cleaning and verification. HEPA vacuuming and damp-wiping of the work area, visual and (optionally) air-sample clearance before rebuild.
- Documentation. Photos, readings and scope records suitable for insurance files and future real estate disclosure. Buyers ask about past floods; a documented professional remediation is the best possible answer.
Which Flood Situations Are Most Common Here?
Four scenarios account for most of our local flood work, and the water category, clean, grey or contaminated, decides how much of the building comes out.
- Sewer backups during heavy rain events, common where storm and ground loads surge. Category 3 water: porous materials go, disinfection is mandatory.
- Sump and perimeter drain failures in below-grade basements and suites, often recurring until the drainage itself is fixed. We coordinate with drainage contractors so the remediation is not an annual event.

How fast does mold grow after a flood?
Mold can begin growing on wet building materials within 24 to 48 hours, and colonies establish within days. That window is why the response to any flood, burst pipe or backup is urgent: materials dried below critical moisture levels inside roughly two days usually avoid mold entirely, while materials left wet for a week are almost certainly growing it, visibly or not.
My flooded basement looks dry now. Am I in the clear?
Not necessarily. Surface-dry is not structure-dry. Water wicks up inside wall cavities well above the visible flood line, sits under flooring, and soaks into sill plates and insulation where air movement cannot reach it. If drying was not verified with moisture meters, mold inside walls is common weeks after everything "looked fine." A post-flood inspection with moisture mapping settles it.
What has to be thrown out after a flood, and what can be saved?
As a general rule: soaked drywall, fibreglass or cellulose insulation, carpet underlay, particleboard and mattresses are removed and discarded, since they hold water and cannot be reliably cleaned. Solid wood framing, concrete and metal can almost always be dried and cleaned in place. Carpet itself is borderline and depends on the water source: clean supply water sometimes, sewage or river water never.
Does the type of flood water matter?
Enormously. Clean water from a supply pipe is the most forgiving. Grey water from appliances or drains carries contamination. Sewage backups and overland floodwater (which picks up sewage, fuel and agricultural runoff) are treated as contaminated: porous materials they touched are removed rather than cleaned, and the cleanup includes disinfection, not just drying. Scope and cost follow the water category.
Will insurance cover mold after a flood?
It depends on your policy and the cause. Sudden events like burst pipes are commonly covered, including resulting mold if you acted promptly; gradual seepage and long-neglected mold usually are not, and overland flood coverage is a separate add-on many BC homeowners do not carry. We document everything we find with photos and moisture readings in a format adjusters are used to, but coverage questions belong to your broker, and we recommend calling them early.
Can I dry a flooded basement myself with fans?
For a small clean-water spill caught immediately, household fans and a dehumidifier plus removing wet materials can work. For anything that stood for hours, reached wall assemblies or involved contaminated water, rental fans typically dry the surfaces while leaving cavities wet. Professional structural drying uses commercial dehumidifiers, directed airflow and daily meter readings to verify the inside of the assembly is actually dry before it is closed up.
