Water in the Crawlspace After Heavy Rain: What Now?

Standing water under a Fraser Valley home means mold within about 48 hours. What to do first, where the water is really coming from, and what the fix costs.

Standing water under the house after a storm is not an emergency in the first hour, but it starts a clock. Health Canada’s guidance is that a house and its contents are less likely to grow mould if they are dried within 48 hours, and a Fraser Valley crawlspace almost never dries itself in that window. Get the water out, get air moving, and find out why it arrived.

Here is what to do first, how to tell where the water is actually coming from, and what the permanent fix costs.

What should you do in the first 48 hours?

Six things, in this order. The goal is to stop the water gaining ground while you work out the cause.

  1. Look, but do not wade in. Check for anything electrical in the space, including sump wiring, furnace equipment and old junction boxes, before anyone goes under the house.
  2. Photograph everything before you move or pump anything, including the water line on piers and the state of the insulation. Insurers and contractors both want it.
  3. Get the standing water out with a pump or a wet vacuum, and clear any obvious blockage that is holding water in a low spot.
  4. Pull out the wet organic material. Soaked cardboard, stored contents, fallen insulation and loose vapour barrier fragments are food and sponges. Health Canada’s flood cleanup guidance advises discarding insulation materials, carpets and particleboard that have been exposed to flood water and cannot be dried.
  5. Start real drying, not a box fan pointed at a puddle. Directed airflow plus dehumidification, because in a mild wet-season week the outdoor air will not dry the space for you.
  6. Check the rooms above. A musty smell upstairs after a wet crawlspace is not a coincidence, it is the stack effect moving that air into your living space.

If the water reached floor joists, subfloor or the underside of insulation for more than a couple of days, treat it as a mold job rather than a housekeeping one. Health Canada lists flooding that has penetrated wall or floor cavities, preventing drying-out by traditional methods, as a situation that requires a qualified professional.

Where is the water actually coming from?

Almost always one of six places, and the tell is usually visible if you know what to look for. This is the diagnosis that decides whether you spend $300 or $10,000.

The one that catches people out is the fourth. Perimeter drains are the buried pipe system that keeps groundwater away from the footings, and in Fraser Valley homes built in the 1960s through the 1980s they are frequently full of silt, root-bound or collapsed. When the drain is gone, no amount of crawlspace cleanup keeps the space dry, because the water is arriving faster than anything under the house can remove it. That work is drainage rather than mold remediation, and a perimeter drain replacement is the trade to price it. Getting the sequence right saves money: fix the water first, clean the crawlspace second.

What does the BC Building Code require for crawl spaces?

Three things, and comparing your crawlspace against them is a fast diagnostic. The BC Building Code 2018, Division B, Section 9.18 sets out crawl space requirements:

  • Drainage. Article 9.18.5.1 states that “except where it can be shown to be unnecessary, the ingress of water into a crawl space shall be controlled by grading or drainage.” Standing water is, in plain terms, a failure of that system.
  • Ground cover. Article 9.18.6.1 requires unheated crawl spaces to have a ground cover of at least 50 mm of asphalt, 100 mm of concrete, Type S roll roofing or 0.10 mm polyethylene, with sheet joints lapped at least 100 mm and weighted down. Heated crawl spaces get a heavier 0.15 mm polyethylene under Article 9.18.6.2, lapped 300 mm, sealed to the foundation wall and sealed at penetrations.
  • Ventilation. Article 9.18.3.1 requires unheated crawl spaces to be ventilated naturally or mechanically, with natural ventilation providing at least 0.1 square metres of unobstructed vent area for every 50 square metres of floor area, distributed on opposite sides of the building.

Older homes predate these requirements or have quietly lost them, which is why bare-earth crawlspaces are still common across Abbotsford, Chilliwack, Mission and Langley. HealthLink BC gives homeowners the same instruction in one line: “If the crawl space is bare earth, cover it with plastic.”

How do you know if mold has already started?

By smell before sight, in most cases. A musty odour on the main floor that gets stronger in wet weather is the classic first sign, because crawlspace air moves upward into the house. The visual confirmations, if you can get down there safely with a light, are white, green or black growth on joists and the underside of the subfloor, insulation that is sagging or stained, dark patches spreading up from the mudsill, and a vapour barrier with condensation trapped underneath it.

Do not go looking for a species. Health Canada’s position is that indoor mould growth should be cleaned up regardless of the type present, and that risk depends on the extent of growth rather than which mould it is. What you want to establish is how far it goes, which is the job of a mold inspection with moisture mapping rather than a lab slip.

One health note worth keeping in proportion: Health Canada reports that people living in homes with mould and damp conditions are more likely to have eye, nose and throat irritation, coughing and phlegm build-up, wheezing and shortness of breath, and worsening asthma symptoms, with infants, children, seniors and people with respiratory conditions at greater risk. Any personal health question belongs with your doctor. The building question belongs with whoever can find the water.

What does it cost to fix a wet crawlspace?

It splits into three separate bills, and confusing them is the most common budgeting mistake.

How do you stop it happening next winter?

Five moves, in order of how much they change the outcome per dollar spent.

  • Seal the ground. A properly lapped and weighted polyethylene ground cover is the single highest value improvement in most older Fraser Valley crawlspaces, and it is the step cheap cleanups skip.
  • Move roof water away from the foundation. Downspouts that discharge at the wall are the most common and most fixable cause of water under a house.
  • Get the drainage assessed if water recurs annually. A camera inspection tells you whether the perimeter drain is flushable or finished, which decides between a few hundred dollars and a major project.
  • Control humidity in the space and the house. Health Canada recommends maintaining indoor relative humidity between 30% and 50%, using a dehumidifier where damp areas such as basements and crawlspaces need it.
  • Look once a year. Every autumn, before the wet season, open the hatch with a flashlight. Ten minutes in October is worth several thousand dollars in March.

Is a little water in the crawlspace normal after heavy rain?

Damp soil after a storm is common in this region. Standing water is not normal and should not be treated as a seasonal quirk. Not reliably here. Unheated crawl spaces do need ventilation under the BC Building Code, but in a mild, humid coastal winter the outside air you are bringing in is already carrying a lot of moisture, so venting alone often fails to dry a wet space and can add moisture in shoulder seasons. Sealing the ground and controlling the water source does the real work.

Does water in the crawlspace affect the air in the house?

Yes, more than most owners expect. Warm air rising through the house pulls replacement air up from below through gaps around plumbing, ducting and the rim joist, so damp crawlspace air becomes house air. That is why the first symptom of a wet crawlspace is usually a musty smell on the main floor rather than anything anyone sees underneath.

Should I install a sump pump in my crawlspace?

A sump can be the right answer where groundwater genuinely rises into the space, and it is the wrong answer when the real problem is a downspout discharging at the foundation or a collapsed drain line. A pump manages symptoms continuously; drainage repair removes the cause. Diagnose which one you have before spending money on either.

Does insurance cover water in a crawlspace?

It depends entirely on the cause and your policy. Sudden events such as a burst pipe are commonly covered; groundwater seepage, long-term drainage failure and overland flooding usually are not unless you carry specific endorsements. Photograph everything before you move anything and call your broker early, because prompt reporting is often a condition of coverage.
